HMO Locks.

Another dozen or so HMO (thumbturn) locks installed over the last week. Lots of HMO flats have their licences up for renewal over the next couple of months.

Landlords if you have been informed that you must have “keyless egress” from your flat, then this means you need to fit a “thumbturn lock”. i.e. no key is required to unlock the door from the inside.

I had a very good example today of why the Council are insisting on these locks being fitted. One of my regular customers (a letting agency) had arranged for me to fit a new HMO lock on one of their flats. On arrival I rang the bell and the tenant tried to open the door from the inside only to find it was locked on both mortice locks. It took her about 4 or 5 minutes to find the keys. Had there been a fire that 4 or 5 minutes could well have been the difference between her getting out of the flat and NOT getting out of the flat !
